So, you're thinking of buying and selling fixer homes. Well, before you do that, I am going to share with you a few tips that will get you started on the right track. Ignore these at your own peril. Yes, selling these little gems can be very lucrative IF you go about it the right way. If not, you are only going to end up frustrated and in debt. Take this as a friendly warning.

Tip number 1 -- Full Disclosure. I can't stress this enough. Look, there is a reason why it's called a fixer upper. It's because it needs to be fixed up. Duh! So don't try to hide things in your listing. If the roof leaks, for crying out loud, let them know that the roof leaks. If the basement looks like Niagara Falls during the rainy season, better let them know that as well. Anything you try to hide is ONLY going to work against you.

Tip number 2 -- Understand your market. For example, if you are selling a fixer upper that is next to the shore, forget about the home itself and what it looks like. The person buying it isn't going to care. Why? Because homes near the shore are bought for the land . . . not the home. That fixer upper is going to get torn down and something else will be put in its place. Okay, got it? You have to know your market and who is going to want what and for what reason. This will save you a lot of work on things that aren't important.

Tip number 3 -- Presentation. In the cases where the person IS interested in the home, presentation is everything. Yes, they know it's a fixer upper and that work is going to be needed. That doesn't mean that when they walk into the place to look at it that it has to look like Yucca Flats after the blast. The place should still be cleaned up a bit and made to look presentable. Otherwise, as bad as the house may be, it's going to look even worse to the prospective buyer.
